Living near IT parks, schools and hospitals on Sarjapur Road

A wide view across the 300-acre lake that every Sky Villa at Lakeside Residences faces
The short answer

Living near Sarjapur Road places work, schooling and healthcare within a short but traffic-dependent radius. Lakeside Residences publishes indicative drive times of 0–10 minutes to Sarjapura, Attibele, Azim Premji University and Indus International School, 10–20 minutes to Manipal Hospital on Sarjapur Road and Narayana Institute at Bommasandra, and 20–35 minutes to Wipro Kodathi and Electronic City. Proposed metro extensions, SWIFT City and a cricket stadium at Surya City are plans, not built facts.

A buyer weighing Sarjapur Road is usually asking three questions at once: how far is work, how good are the schools, and what happens if someone needs a hospital at short notice. Those questions pull in different directions, because the corridor spreads north-east towards Whitefield and the Outer Ring Road, west towards Electronic City and Bommasandra, and south towards Attibele and Hosur. This page is the overview — the destinations the project itself lists, the drive times it publishes, and the line between what exists today and what is only proposed. Each strand has a deeper page: schools near Sarjapur Road, hospitals near Sarjapur Road, the commute to Electronic City and the commute to Whitefield.

The destinations, and the times published for them

The table below is the project's own published list for Lakeside Residences on Sarjapur–Attibele Road (SH-35). It is the only set of journey figures used anywhere in this guide.

Destination Indicative drive time
Sarjapura 0–10 min
Attibele 0–10 min
Azim Premji University 0–10 min
Indus International School 0–10 min
Attibele Industrial Area 10–20 min
Narayana Institute, Bommasandra 10–20 min
Manipal Hospital, Sarjapur Road 10–20 min
Wipro Kodathi 20–35 min
Electronic City 20–35 min
HSR Layout 20–35 min

Treat every figure as indicative. The bands are wide because traffic on this side of Bengaluru varies by hour, by day and by rain. The honest way to use the table is to sort destinations into "close", "medium" and "worth a trial run at your own commuting hour", then drive the route yourself before you decide. Nothing here is a guarantee, and a project's estimate is not the same thing as your average Tuesday.

Work: the corridor points at two employment belts

Sarjapur Road and East Bengaluru are established IT-led residential corridors, and the project's own list reflects that. In one direction you have Wipro Kodathi (20–35 minutes indicative) and Electronic City (20–35 minutes indicative), with HSR Layout at the same band. In the other, the Attibele Industrial Area sits at 10–20 minutes, at the head of the manufacturing belt that runs south towards Hosur. Further out are the IT hubs of Whitefield and the Outer Ring Road, which the corridor reaches via the Bengaluru Business Corridor rather than by a short hop; that drive is real, but it is a longer one than the Electronic City run and depends heavily on the route and the hour.

That split matters more than any single number. If your office is in Electronic City, this is a western commute of roughly half an hour by the project's estimate. If your office is in Whitefield or on the Outer Ring Road, you are choosing a location that is well connected to that belt but not adjacent to it. Commuting to Whitefield from Sarjapur Road looks at that trade-off on its own.

The site itself sits on SH-35, the highway that links the Sarjapur–Attibele corridor with the Bengaluru Business Corridor and the Satellite Town Ring Road. In practice, that is what gives a southern-edge address its reach — not proximity to any one campus, but a position on a road that connects several of them. You can see the full picture on the location page and in the wider guide to apartments on Sarjapur–Attibele Road.

Schools: the two names in the project's material

The project lists two educational institutions within its closest band. Azim Premji University is a university, not a school for younger children, so a family's interest there is different from a family looking for a Class 1 seat. Indus International School is listed at 0–10 minutes and is the international-school name that appears in the project's own material. Both are indicative bands, and both sit close enough that the school run should not dominate the day.

A short list is not a weakness. It is a reminder to verify rather than assume. School places on a growth corridor depend on admissions cycles, waiting lists and bus routes, and none of that can be read off a location map. Test the school run at drop-off and pick-up hours, not at noon. Our dedicated guide covers schools near Sarjapur Road in more detail, and the international schools piece explains what the label usually means before you tour.

Healthcare: what two hospitals within reach actually cover

Two hospitals appear in the project's published list. Manipal Hospital on Sarjapur Road is listed at 10–20 minutes, and Narayana Institute at Bommasandra is listed at the same band. For a family, the useful distinction is between planned care — a specialist appointment, a scan, a surgery booked weeks ahead — and unplanned care, where the question is simply which credible hospital can be reached fastest at an awkward hour.

A 10–20 minute indicative band is a reasonable answer for both, but it deserves a test drive. Traffic behaves differently at 9 a.m. and 9 p.m., and so does a hospital's emergency entrance. Our hospitals near Sarjapur Road guide sets out the questions worth asking, from ambulance access to which specialties sit on site and which are referred elsewhere.

Proposed, not built

Several of the biggest draws on this corridor are proposals, and it is important to read them as such. Among them:

None of these is a completed facility, and none should be treated as a promise. They are worth understanding because long-dated infrastructure shapes how a corridor fills in over five to ten years, and because they show up in marketing far more confidently than they exist on the ground. We cover the metro angle in metro connectivity and property prices and the industrial one in SWIFT City and investment. The project's own indicative estimate of residential appreciation of about 25% between 2025 and 2028 is likewise an estimate, not a guarantee, and it should be read alongside the corridor's fundamentals rather than instead of them.

How to test this location for your own life

The most reliable way to judge a location is to run the errands you actually run. A short checklist:

Lakeside Residences itself is a coming-soon project of 604 lake-facing 3 and 4 BHK Sky Villas by NVT Quality Lifestyle, on 30 acres within a 100-acre township, with four homes per floor and a 300-acre lake in front of every home. Its K-RERA registration number and possession date are not yet published, so verify them on the Karnataka RERA portal when they are. Start with Lakeside Residences and the 3 BHK and 4 BHK pages if you want the product itself.

Frequently asked questions

Is Sarjapur Road a good place to live if I work in IT?

It is well placed for the Electronic City and Attibele belt, which the project lists at 20–35 and 10–20 indicative minutes respectively. Whitefield and the Outer Ring Road are reached through the same corridor but are a longer, more route-dependent drive.

Are there schools close by?

The project's published material names two institutions within a 0–10 minute indicative band: Azim Premji University and Indus International School. Anyone with younger children should treat that as a starting point and verify admissions and school transport directly.

Which hospitals are within reach?

Manipal Hospital on Sarjapur Road and Narayana Institute at Bommasandra are both listed at 10–20 indicative minutes. Confirm emergency access and specialties with the hospital rather than a brochure.

Is the metro coming to this area?

A 72 km metro corridor with a planned extension through Attibele, Hosur and SIPCOT is proposed, along with a proposed 10.5 km Yellow Line extension from Bommasandra to Attibele. Both are proposals at this stage and should not be treated as confirmed.
