Most apartment searches in Bengaluru begin with a name the buyer already knows: Whitefield, Electronic City, Sarjapur Road. Sarjapur–Attibele Road is the southern stretch of that last one, and over the past few years it has quietly become a market in its own right. This page is a broad look at what is on the road, who tends to buy there, and how to compare what you see. It links out to more specific reads on the property market here, why buyers choose this corridor and where the road is heading next.
What the road is, and who buys on it
Sarjapur–Attibele Road is State Highway 35. It runs from Sarjapur in the north down towards Attibele near the Karnataka–Tamil Nadu border belt, connecting the Sarjapur area with the Bengaluru Business Corridor and the Satellite Town Ring Road (STRR). The two ends of the highway behave quite differently. Sarjapur has the schools, villa communities and the spillover from the IT corridor; Attibele has the highway frontage, the industrial estates and the manufacturing belt that continues past the border towards Hosur.
For a home buyer, the practical point is that SH-35 is a highway rather than a city street. Projects along it are planned around cars, and what an address is worth to you depends on which end of the road you choose and how far the project sits from the junction you will actually use each day.
Three groups show up again and again in enquiries along SH-35.
- IT and corporate professionals who work in the Sarjapur, Whitefield and Outer Ring Road belt and want more floor space than an inner-city address allows. The commute to Whitefield and the commute to Electronic City are the two routes that matter most to them.
- Industrial and manufacturing households tied to the Attibele industrial area and the wider Hosur belt, for whom proximity to work is the deciding factor.
- Long-term family buyers who are drawn by the schools, the space and, in a few projects, the lake. If that last point matters to you, start with lake-facing apartments in Bangalore.
Indicative drive times along the road
The timings below are the project's own indicative estimates, not guarantees, and they change with traffic. Treat them as a rough map of how this corridor is laid out.
| Destination | Indicative drive time |
|---|---|
| Sarjapura | 0–10 min |
| Attibele | 0–10 min |
| Azim Premji University | 0–10 min |
| Indus International School | 0–10 min |
| Attibele Industrial Area | 10–20 min |
| Narayana Institute, Bommasandra | 10–20 min |
| Manipal Hospital, Sarjapur Road | 10–20 min |
| Wipro Kodathi | 20–35 min |
| Electronic City | 20–35 min |
| HSR Layout | 20–35 min |
The pattern is clear enough: schools, universities and the two ends of the highway are close, while the larger employment hubs sit a 20 to 35 minute drive away. That gap is exactly why buyers weigh a project's own amenities so heavily on this road, and it is worth reading up on living near IT parks on Sarjapur Road before you fix a budget.
The homes and what they cost
Almost everything being built along SH-35 is large-format: 3 BHK and 4 BHK apartments with the proportions of a suburban home rather than a compact city flat. As a working example, Lakeside Residences (the working name for NVT A Wonderful World) publishes five indicative typologies in Phase 1.
| Typology | Toilets | Approx. area | From |
|---|---|---|---|
| Large 3 BHK | 3 | 1,850 sq ft | ₹1.69 Cr |
| Luxe 3 BHK | 3 | 2,100 sq ft | ₹1.92 Cr |
| Large 4 BHK | 3 | 2,450 sq ft | ₹2.23 Cr |
| Luxe 4 BHK | 4 | 2,600 sq ft | ₹2.37 Cr |
| Prime 4 BHK | 5 + home office | 2,950 sq ft | ₹2.68 Cr |
These sit on a base price of ₹8,999 per sq ft and are indicative; areas and prices are subject to change with K-RERA registration. The starting value includes one car park but not clubhouse membership, infrastructure charges, maintenance and corpus charges, floor-rise charges, PLC, SDR or applicable GST. If you are narrowing to one format, the 3 BHK apartments on Sarjapur Road page goes deeper, and the price guide explains how a cost sheet is built up.
Lakeside Residences as a worked example
Lakeside Residences sits on 30 acres within a 100-acre integrated township on SH-35, and its layout revolves around the 300-acre lake that every Sky Villa faces. Phase 1 has 604 Sky Villas with just four homes per floor and four dedicated elevators; each home has a double-height panoramic skydeck, a private vestibule arrival instead of a shared corridor, Italian marble in the living and dining areas and laminated wooden floors in the bedrooms. The developer, NVT Quality Lifestyle, advertises 129+ amenities across three levels, including a 1.1 km lakeside promenade, a five-acre sports village and a 60,000 sq ft Lakeview Clubhouse. The project overview and amenities page cover the detail.
Proposed infrastructure to watch
Four public proposals come up repeatedly in buyer conversations about this road, and all four are proposals rather than finished projects.
- A proposed 72 km metro corridor, with a planned extension through Attibele, Hosur and SIPCOT.
- A proposed 10.5 km Yellow Line extension from Bommasandra to Attibele.
- A planned 647-acre KIADB SWIFT City nearby.
- An upcoming 80,000-seat international cricket stadium planned at Surya City.
If any of these land as planned they would change the commuting maths on SH-35, but none is confirmed. Plan your purchase on what exists today.
What to check before you shortlist
- Ask every project on your list for its K-RERA registration number, and verify it on the Karnataka RERA portal. At Lakeside Residences, the registration number and possession date are not yet published.
- Ask for a full cost sheet, not a starting price, so you can see the exclusions listed above.
- Visit at peak hour, not on a Sunday morning.
- Ask which direction the main rooms and deck face, and what is planned on the land next door.
- Read the apartment buying checklist so nothing on the list is left to memory.
