Sky villas have gone from a one-off marketing idea to a recognisable product in Bengaluru's premium market. The phrase now describes a large apartment with villa-style planning: a private arrival, a big outdoor deck and very few homes sharing a floor. This page is the hub for our writing on the format. If the term is new to you, start with what a Sky Villa is; if you are weighing an apartment against a house, go straight to sky villa versus villa in Bangalore.
What the label actually promises
Three features separate a sky villa from an ordinary large flat, and a well-planned project carries all three.
- Privacy at the door. You step out of the lift into a private lobby or vestibule that opens only into your home, not a corridor shared with the entire floor.
- Fewer neighbours. Two to four homes a floor instead of eight or ten, so there are fewer shared walls and quieter landings.
- A deck that works as a room. A double-height or genuinely large skydeck with proper railing, drainage and enough depth to sit, eat or grow plants on. A shallow balcony that fits two chairs is not the same thing.
When only one of the three appears, the term is being stretched. That does not make the flat a bad home; it just means the label is doing more work than the plan is. The honest test is to stand on the deck and ask whether you would use it on a rainy Sunday.
Interiors carry the idea further. Italian marble in the living and dining areas, laminated wooden flooring in the bedrooms and a layout that turns the main rooms toward the view are the details that separate a planned sky villa from a large flat that happens to have a wide balcony.
Why the format suits Bengaluru
Three pressures pushed this product into the city's market. Land inside the Outer Ring Road and along the main corridors is scarce and expensive, so building tall is the only way to keep addresses reasonably central. Buyers who can spend a crore or more increasingly want the outdoor space and privacy of a house without moving to a distant plot. And since the pandemic, a work corner and an outdoor room have stopped being optional extras.
The sky villa is the compromise: high-rise density on the outside, house-like planning inside each unit. You do not own land, and you pay maintenance like any apartment owner, so it sits closer to a premium apartment than to a plotted villa. That trade-off is the subject of sky villa versus villa in Bangalore, and the layout question is covered in duplex apartments in Bangalore.
There is a supply story too. Keeping four homes a floor across hundreds of homes consumes a lot of land for a tower, so sky villas tend to appear in township-scale developments on the city's edges rather than on small city plots. That is why the format is more common in East and South Bengaluru than in the older central neighbourhoods.
What a sky villa usually includes
Check each item against the plan before you fall for a show flat.
| Feature | What to look for |
|---|---|
| Arrival | Private lift lobby or vestibule serving one home |
| Homes per floor | Two to four, with dedicated lifts |
| Outdoor space | Double-height or deep skydeck with railing and drainage |
| Living and dining | Marble or large-format flooring, wide spans |
| Bedrooms | Wood-look flooring, master separated from children's rooms |
| Service side | Separate service entry, utility yard, staff room |
| Orientation | Main rooms and deck turned toward the view, not a neighbour |
Not every project delivers all of these. The two that most change daily life are the arrival and the service side: a private vestibule keeps the landing quiet, and a separate service route keeps deliveries and housekeeping out of your living room.
What sky villas cost in Bangalore
There is no single rate. A sky villa is priced as a premium large apartment, and in Bengaluru that usually starts where the top of the 3 BHK market ends and rises with size, floor and view. Two homes of the same size on different floors of the same tower can differ once floor-rise charges, preferential location charges and view premiums are added.
At Lakeside Residences on Sarjapur–Attibele Road, the indicative typologies for Phase 1 run like this:
| Typology | Toilets | Approx. area | From |
|---|---|---|---|
| Large 3 BHK | 3 | 1,850 sq ft | ₹1.69 Cr |
| Luxe 3 BHK | 3 | 2,100 sq ft | ₹1.92 Cr |
| Large 4 BHK | 3 | 2,450 sq ft | ₹2.23 Cr |
| Luxe 4 BHK | 4 | 2,600 sq ft | ₹2.37 Cr |
| Prime 4 BHK | 5 + home office | 2,950 sq ft | ₹2.68 Cr |
All five sit on a base price of ₹8,999 per sq ft and are indicative; areas and prices are subject to change with K-RERA registration. The starting value includes one car park and excludes clubhouse membership, infrastructure charges, maintenance and corpus charges, floor-rise charges, PLC, SDR and applicable GST. Ask for a cost sheet for the exact floor and unit you want rather than relying on the starting figure. The price guide explains the add-ons.

Where sky villas are being built in Bangalore
The format clusters where IT corridors have created a deep pool of high-income buyers and enough land remains to plan low-density towers. East and South Bengaluru dominate, and the Sarjapur Road belt running south toward Attibele is one of the busiest stretches.
Lakeside Residences sits on that belt on SH-35. Phase 1 has 604 lake-facing Sky Villas, four homes a floor, four dedicated elevators and a double-height skydeck in every home, all facing a 300-acre lake. The Sarjapur Road note covers that pocket, and the location page maps the surroundings.
What to check before you buy
- How many homes share your floor and lift. Two is meaningfully more private than four; four is more private than eight.
- What the deck really is. Depth, railing, drainage and shading decide whether it is usable through the monsoon.
- The service side. A service entry and utility area keep staff and deliveries out of your living space.
- Orientation and the next phase. Ask which way the main rooms face and what is planned on the plot opposite.
- The paperwork. A RERA number and a possession date should be verified on the Karnataka RERA portal rather than taken from a brochure. Our buying checklist walks through the steps.
