Sarjapur Road has been one of Bengaluru's busiest residential corridors for years, but the interesting shift is southward. As land closer to the city fills up, the low-density, view-led formats have moved down the corridor toward Attibele, where parcels are still large enough to plan around water and green space rather than around a boundary wall. This article explains what sky villas on Sarjapur Road are, who they suit and what to check. For the format itself, start with what a Sky Villa is or the broader sky villas in Bangalore guide.
What the Sarjapur Road belt is
The corridor runs south-east from the Outer Ring Road through Sarjapura and on to Attibele. Its northern half is dense and largely built out; the southern half, along State Highway 35, is where new township-scale projects are appearing. The road also links the Sarjapur–Attibele area with the wider Bengaluru Business Corridor and the Satellite Town Ring Road, which is why it keeps drawing both tech commuters and industrial workers.
Two audiences meet here. One drives north to Whitefield and the Outer Ring Road for IT work. The other works in the manufacturing and industrial belt around Attibele and Hosur. A home on SH-35 sits between them.
Why sky villas fit this stretch of road
A sky villa project needs three things that are hard to find inside the city: enough land to keep density low, a view worth orienting hundreds of homes toward, and buyers willing to trade a little distance for space. The southern end of Sarjapur Road supplies all three. Land costs are lower than in the central corridors, so a developer can afford four homes a floor instead of eight, and the area's lakes and open ground make an outlook possible.
Lakeside Residences is built on exactly that logic. It sits on 30 acres inside a 100-acre township, and every one of its 604 Phase 1 Sky Villas faces a 300-acre lake, with four homes per floor and four dedicated elevators. The planning details are set out in the project overview.
Connectivity from the Sarjapur–Attibele stretch
The indicative drive times published by the project give a fair picture of what this pocket reaches. Treat them as estimates, not guarantees.
| Destination | Indicative drive time |
|---|---|
| Sarjapura | 0–10 min |
| Attibele | 0–10 min |
| Azim Premji University | 0–10 min |
| Indus International School | 0–10 min |
| Attibele Industrial Area | 10–20 min |
| Narayana Institute, Bommasandra | 10–20 min |
| Manipal Hospital, Sarjapur Road | 10–20 min |
| Wipro Kodathi | 20–35 min |
| Electronic City | 20–35 min |
| HSR Layout | 20–35 min |
The pattern is clear: the immediate neighbourhood, its schools and its hospital are minutes away, while the largest IT employment clusters are a longer but still workable drive. The location page maps these out.
Proposals that could change the corridor
Three proposed infrastructure projects are worth watching, all still proposals rather than committed timelines. A 72 km metro corridor is planned with an extension through Attibele, Hosur and SIPCOT, and a 10.5 km extension of the Yellow Line from Bommasandra to Attibele is also proposed. Nearby, a 647-acre KIADB SWIFT City and an 80,000-seat international cricket stadium at Surya City are planned. If any of these proceed, they would strengthen the case for the corridor rather than transform it overnight.
What to verify before you buy here
- The registration. K-RERA registration numbers for new launches may not be published yet. Ask for the number once issued and check it yourself on the Karnataka RERA portal.
- The commute at peak hours. Indicative times are best-case. Drive the route on a weekday morning before you commit.
- The view and what is planned opposite. On a corridor still filling up, the plot in front of you is the risk to your outlook.
- The township promises. Amenities such as the 1.1 km lakeside promenade, the 5-acre sports village and the 60,000 sq ft clubhouse are part of the master plan; confirm what is in Phase 1 and what comes later.
- The all-in cost. Starting prices exclude clubhouse membership, infrastructure charges, maintenance and corpus, floor-rise, PLC, SDR and GST. Ask for a full cost sheet.
If you are comparing this pocket with others in the city, the apartments on Sarjapur–Attibele Road guide puts it in context.
