The 4 BHK is where the sky villa format makes most sense. Four bedrooms is enough for a family, a work room and a room for guests, and the deck that defines the format finally has enough indoor space behind it to feel like an extension of the house rather than a bolt-on balcony. This article looks at what a 4 BHK sky villa gives you, how the plans differ, and what to compare before you commit. If you are new to the term, start with what a Sky Villa is or the sky villas in Bangalore guide.
What a 4 BHK sky villa means in practice
A 4 BHK sky villa is not just a bigger flat. In a well-planned project it comes with the features that justify the label: a private lift lobby or vestibule instead of a shared corridor, only four homes to a floor, and a double-height panoramic skydeck. Inside, expect Italian marble in the living and dining areas, laminated wooden flooring in the bedrooms, and a butterfly layout that turns the main rooms toward the view.
The fourth bedroom is what changes the household. It becomes the room that absorbs a guest, a parent, a work-from-home setup or a growing child without squeezing the rest of the home. In most Bangalore 4 BHK plans, the difference between a good plan and a mediocre one is how that fourth room and its bathroom are placed relative to the master suite.
The three 4 BHK typologies at Lakeside Residences
Phase 1 at Lakeside Residences offers three 4 BHK plans, all lake-facing, all indicative and all subject to change with K-RERA registration.
| Typology | Toilets | Approx. area | From |
|---|---|---|---|
| Large 4 BHK | 3 | 2,450 sq ft | ₹2.23 Cr |
| Luxe 4 BHK | 4 | 2,600 sq ft | ₹2.37 Cr |
| Prime 4 BHK | 5 + home office | 2,950 sq ft | ₹2.68 Cr |
The pattern is worth reading. The Large 4 BHK pairs four bedrooms with three bathrooms, which means two bedrooms share a bathroom. The Luxe 4 BHK adds a fourth bathroom, so each of the main bedrooms has one. The Prime 4 BHK goes further, with five bathrooms and a dedicated home office, and is the plan for a household that expects to work and host from home regularly. For the full range including the 3 BHKs, see the price guide.
When a home office decides the layout
A dedicated home office is not the same as a corner of the living room. If you take video calls daily, you want a room with a door, daylight and enough distance from the bedrooms that an early call does not wake the house. The Prime 4 BHK's home office is planned for exactly that, which is why it exists as separate space rather than a nook.
If you do not need a full office, the fourth bedroom in the Large or Luxe plan can double as a study for most of the year and a guest room when family visits. The trade-off is that a bedroom used as an office still needs a bed or a sofa bed, so the room never quite belongs to work alone.
The skydeck matters here too. A double-height deck off the living area becomes a second workspace in cool weather and an outdoor dining room for the rest of the year, which takes pressure off the indoor rooms.
Bathrooms, service and family logistics
Toilet counts matter more than buyers expect. A household of five with three bathrooms queues in the morning; with five bathrooms it does not. Beyond the count, look at the service side of the plan: a separate service entry, a utility yard and a staff room keep deliveries, housekeeping and cooking smells away from the main rooms. In a 2,950 sq ft home, the difference between a service corridor and no service corridor is the difference between a calm house and a busy one.
Also check where the bedrooms sit relative to each other. In a good 4 BHK sky villa, the master suite is separated from the other bedrooms, so parents and children are not wall to wall. This is the kind of planning you would otherwise only find in a house.
Price and what is included
All three 4 BHK plans sit on an indicative base price of ₹8,999 per sq ft. The starting values include one car park. They do not include clubhouse membership, infrastructure charges, maintenance and corpus charges, floor-rise charges, preferential location charges, SDR or applicable GST. Because a 4 BHK is a large purchase, those add-ons move the final figure much more than they would on a 3 BHK, so ask for a cost sheet for the exact unit and floor rather than working from the starting price.
The 4 BHKs also face the lake directly, and a higher floor usually carries a higher rate. Decide early whether the view premium is worth it to you, because it is the single biggest variable in the final number.
What to check before you commit
- Homes per floor and lift access. Four homes a floor with dedicated elevators is the standard a genuine sky villa should meet.
- Which way the plan faces. The lake-facing orientation is the point; confirm it on the actual floor plan and stack.
- The deck. Depth, railing and drainage, and whether it is truly double-height.
- The fourth room and its bathroom. Make sure they sit where you need them relative to the master suite.
- Registration. A RERA number and a possession date are not yet published for Lakeside Residences, so ask for the registration status and verify it on the Karnataka RERA portal. Our buying checklist covers the rest.
