Almost every enquiry about Lakeside Residences ends at the same document: the cost sheet. The project publishes a base rate of ₹8,999 per sq ft, five indicative typologies that start at ₹1.69 Cr, and a list of charges that sit outside that starting value. This article takes the published figures in the order a buyer meets them. It sits under the Lakeside Residences overview and pairs naturally with the floor plans breakdown.
Where the number starts
The published base is ₹8,999 per sq ft, and the lowest starting value in the range is ₹1.69 Cr for the Large 3 BHK. Two details matter alongside those figures. First, the base rate is applied to the chargeable area of the home, so one rate produces quite different totals across the five sizes. Second, the starting value includes one car park, which is worth noting because parking is often billed separately in Bengaluru projects.
Everything else on a typical cost sheet is added on top. The project states plainly that these figures are indicative and that areas and prices will be finalised in line with K-RERA registration.
The five typologies and their starting values
Phase 1 is offered in five indicative configurations across 3 and 4 BHK:
| Typology | Toilets | Approx. area | From |
|---|---|---|---|
| Large 3 BHK | 3 | 1,850 sq ft | ₹1.69 Cr |
| Luxe 3 BHK | 3 | 2,100 sq ft | ₹1.92 Cr |
| Large 4 BHK | 3 | 2,450 sq ft | ₹2.23 Cr |
| Luxe 4 BHK | 4 | 2,600 sq ft | ₹2.37 Cr |
| Prime 4 BHK | 5 + home office | 2,950 sq ft | ₹2.68 Cr |
Read it as a ladder rather than a menu. The two 3 BHK options differ by roughly 250 sq ft and about ₹23 lakh. The 4 BHK options run from 2,450 to 2,950 sq ft, adding a fourth or fifth toilet and, on the Prime, a home office. The 4 BHK sky villa and 3 BHK pages hold the room-level detail.
What the starting value covers, and what it does not
| Included in the starting value | Not included |
|---|---|
| The home itself, at the published base rate | Clubhouse membership |
| One car park | Infrastructure charges |
| Maintenance and corpus charges | |
| Floor-rise charges | |
| PLC (preferential location charges) | |
| SDR | |
| Applicable GST |
That second column is where most of the surprises live, so it is worth asking what each head covers on the day you receive a written cost sheet. In Bengaluru practice these terms usually mean roughly the following, though naming and treatment vary between developers:
- Clubhouse membership. A one-time charge for joining the amenity clubhouse, separate from the purchase price of the home.
- Infrastructure charges. A contribution towards external and common infrastructure that serves the project.
- Maintenance and corpus. An advance towards common-area upkeep, with a corpus component intended to fund long-term repairs.
- Floor-rise charges. An amount that increases with the floor your home sits on, since higher floors are normally priced higher.
- PLC. A charge for a preferential position, such as a particular view, corner or orientation.
- SDR. Ask the sales team to spell out exactly what this acronym covers on their sheet, because its use is not consistent from builder to builder.
- GST. Applicable goods and services tax, which applies to under-construction homes and is calculated on the value rather than being a flat figure.
Why the figures can move before registration
The project is at the coming-soon stage with early-bird registration open. The K-RERA registration number is not yet published and the possession date has not been announced. Until registration, treat every area and starting value as indicative. Once the number is issued, the thing to check is the K-RERA registration on the Karnataka RERA portal; our walkthrough of how to check a RERA registration in Karnataka explains where to look.
It is also worth remembering what an early expression of interest is. It records your preference; it is not a booking, an allotment or an agreement for sale, as this note on EOIs versus bookings sets out.
What to ask for before you compare
- A written cost sheet for the exact typology and floor, not a verbal range.
- Confirmation of whether one car park is included for your unit, and the cost of any extra parking.
- A signed-off list of the extra heads and how each is calculated.
- The chargeable-area basis used for the base rate, so that two projects can be compared like for like.
- The K-RERA registration number once it is issued.
