Floor plans are the most practical document in a property purchase and the easiest to misjudge, because a drawing shows proportions while hiding the basis on which you are asked to pay for them. At Lakeside Residences, five indicative typologies are published for Phase 1, all of them 3 or 4 BHK and all planned around a lake-facing deck. This is how to read them. It is a companion to the Lakeside Residences overview and the price guide.
The five indicative typologies
| Typology | Toilets | Approx. area | From |
|---|---|---|---|
| Large 3 BHK | 3 | 1,850 sq ft | ₹1.69 Cr |
| Luxe 3 BHK | 3 | 2,100 sq ft | ₹1.92 Cr |
| Large 4 BHK | 3 | 2,450 sq ft | ₹2.23 Cr |
| Luxe 4 BHK | 4 | 2,600 sq ft | ₹2.37 Cr |
| Prime 4 BHK | 5 + home office | 2,950 sq ft | ₹2.68 Cr |
Two things stand out. The first is the toilet count: both 3 BHK variants have three, and the larger 4 BHKs rise to four and five, with the Prime adding a home office rather than a sixth bedroom. The second is the spread: 1,850 to 2,950 sq ft, a full 1,100 sq ft of difference inside the same building. Confirm every figure against the current plan sheet, because areas and prices are indicative and subject to change with K-RERA registration.
What four homes per floor means for your plan
Phase 1 has 604 Sky Villas, four to a floor, served by four dedicated elevators. That ratio is the quiet reason the plans work. Each home has a private vestibule arrival instead of a shared corridor, which removes the stretch of common passage that usually eats the middle of a floor plate, and it means a neighbour walks past your door far less often than in a building with eight or ten homes per floor. If privacy is the main thing you are paying for, the 4 BHK sky villa page and the 3 BHK page show how the room count changes with size.
Reading the plan
When the plan sheet arrives, work through it in this order:
- Orientation. The butterfly layout turns each home towards the lake rather than towards the building next door. Check which way your living room and deck face.
- The deck. Look at its depth, its railing, its drainage and whether it is double-height. A double-height panoramic skydeck is a room; a shallow ledge is not.
- Arrival. Find the vestibule and see whether it gives you a buffer before the living area.
- Services. Locate the utility area, the service entry and the toilets. In a 2,950 sq ft home these decide whether staff and deliveries cross the living room.
- The finishes. Plans come with Italian marble in the living and dining areas and laminated wooden floors in the bedrooms, so check where the two meet.
- Daily light. Morning light from the east and afternoon heat from the west show up on a plan only if you look for them.
What a floor plan does not tell you
It is just as important to know what the drawing leaves out.
- The area basis. Ask whether the approximate area is measured as carpet area or super built-up area, because a base rate of ₹8,999 per sq ft means very different things on each basis.
- What sits opposite. A lake view on the plan says nothing about a later phase. Every Sky Villa faces the lake today; ask what is planned next to your tower.
- Floor position. Floor-rise charges sit outside the starting value, so the same plan costs more higher up.
- Fit and finish detail. Appliance brands, sanitaryware and joinery are not drawn on a floor plan. Get them in writing.
- Legal status. No drawing substitutes for the K-RERA registration. The number is not yet published; once it is, check it on the Karnataka RERA portal using our step-by-step guide.
Questions to take to the sales desk
- Which area basis does the base rate apply to?
- Which plan is this exactly, and how many of this typology are on my preferred floor?
- What is included in the deck and in the vestibule?
- What are the floor-rise and PLC amounts for this unit?
- When will the K-RERA registration number be available?
If you are still deciding between formats, what a sky villa actually means and sky villas on Sarjapur Road put the typology in context, while the buying checklist covers the paperwork that follows.
