Illustrative EMI examples
These are worked examples so a buyer can see the scale of a monthly instalment. They use the published base starting prices and a labelled set of assumptions. They are not a bank quote and they are not an all-inclusive price.
Last updated . Figures are from the project material on this site. Where a number is not published, the page says so.
Formula and assumptions
The monthly figure uses the reducing-balance formula EMI = P × r × (1 + r)^n / ((1 + r)^n − 1). P is the loan principal in rupees. r is the monthly interest rate, the annual rate divided by 12. n is the number of monthly instalments.
Assumptions, all illustrative: annual interest 8.5 percent, tenure 20 years (240 months), and a principal equal to 75 percent of the published base starting price. The 75 percent figure is the top of the RBI loan-to-value band for an individual housing loan above ₹75 lakh, as already described on our villa loan note; confirm the current circular and the bank's own cap. The rate is not a rate card. Floating rates move.
The base starting price includes one car park and excludes clubhouse membership, infrastructure charges, maintenance and corpus, floor-rise, PLC, SDR and GST. Those amounts are not in P. Stamp duty and registration are not in P. Pre-EMI, the interest-only charge on money released during construction, is not in the table. Processing fees are not in the table. A lender that values the flat below the starting price will lend less.
Worked table

Questions and answers
Are these EMI figures a loan quote?
No. They are arithmetic examples. The formula is EMI = P × r × (1 + r)^n / ((1 + r)^n − 1), with r as the monthly rate and n as the number of months. The table assumes 8.5% a year for 20 years and a loan of 75% of the published base starting price. It is not a sanction, not an all-inclusive price, and not a rate you can book.
What is left out of the example?
The loan principal is 75% of the base starting price only. Clubhouse membership, infrastructure charges, maintenance and corpus, floor-rise, PLC, SDR, GST, stamp duty and registration are outside that starting price and are not in the instalment. During construction, many lenders charge interest-only pre-EMI on the amount released so far. Ask each bank for its sanction letter.
