Buying a Sky Villa at Lakeside Residences: a checklist

Before you commit at Lakeside Residences, confirm the full cost beyond the ₹8,999 per sq ft base price, check the K-RERA registration once issued, and remember the interest form is a survey, not a booking.

  1. Get the full cost in writing. The starting value includes one car park. It does not include clubhouse membership, infrastructure charges, maintenance and corpus charges, floor-rise charges, PLC, SDR and applicable GST. Areas and prices are indicative and subject to change in accordance with K-RERA registration. Ask for a cost sheet for your exact unit and floor.
  2. Check K-RERA registration. The project material says areas and prices will be finalised with K-RERA registration. Ask for the registration number and verify it on the Karnataka RERA portal before you sign an agreement.
  3. Know what the interest form is. It records your interest and preferences. It is not an application for booking, an allotment or an agreement for sale.
  4. Pick your floor band early. Bands run from ground–5 to 21 and above. Early-bird registrants get preferential inventory selection; higher floors carry floor-rise charges.
  5. Pay only the developer. Make any payment to the developer’s company account against a receipt, and keep copies of every document.
  6. Visit the site. See the lake, the approach roads and the surroundings yourself. Book a visit through the form or call +91 80509 73051.
